A passion for property and excellent customer service runs through both firms and in the years Acuity has been in partnership, they have helped Estate Links Limited purchase some of the over 250 properties it has acquired in the UK for our Nigerian clients.

Some of these properties have been residential homes and many are investment properties, a large number of which we still manage on behalf of our clients. The group works across the whole of the UK and purchase and manage properties from large central London apartments, smaller studio flats in Birmingham, to blocks of flats in Kent.

We Are Property Finders

Finding a home or investment property in the UK can be a hassle especially for buyers who are not only busy professionals but are also not resident in the UK. We take that bother away because we have passionately dedicated ourselves to matching our clients with their desired and ideal properties.

The start is a full consultation with our clients to establish their needs and so we are sure the brief is tailored to the client’s requirements. Thereafter follows the preparation and provision of property shortlists to the client based on our intensive research and analysis of areas and specific properties that fit our clients’ brief.

Having forged excellent relationships with many UK estate agents, we are able to gain access to some properties before they come onto the open market and we can arrange fully chaperoned viewings of potential purchases in cases where clients want to see properties and experience the locations before buying. Once a property is deemed suitable by the client, we negotiate strongly on their behalf and ensure the property is bought for the best possible price.

Subject to clients meeting lender’s UK mortgage criteria, we introduce clients to suitable lenders who can provide mortgages for UK property purchases. Finally, we have a pool of quality professionals such as solicitors, financial advisors, surveyors, builders, etc., and make them available to our clients.

We manage the whole buying process ensuring everything runs smoothly, professionally and efficiently from the start and to the point when keys are handed over when the purchase is completed.

We Let and Manage Property

Letting and managing UK property can be an onerous demanding task especially with the need for certification, licenses, etc. Our experienced letting team provide many of our landlord clients with GUARANTEED RENT TENANCIES OF UP TO 36 MONTHS WITH NO VOID PERIODS. This hugely popular and successful scheme gives our clients the reassurance of uninterrupted return on investment.

We provide a 24 hours 7 days a week property management service that maintains the fabric of clients’ properties and offer our clients a facility where we bear the agreed costs of any necessary refurbishment works with these being refunded from the rent at the property.

We act on behalf of our client landlords in all matters to do with the upkeep and maintenance of the properties, providing reports and advice to our Landlord as and when necessary. For clients with leasehold properties, we interface directly with the freeholder and/or block managers on matters to do with service charges and ground rents.


We sell UK property for our clients

We provide clients with detailed analysis and clear advice on the achievable sale prices based on current market values and carry out any agreed presale decoration or refurbishment works to enable the property stand out and fetch the best price.

We arrange for the marketing of the properties and instruct solicitors on behalf of our clients and drive the sale process from the start until the proceeds of the sale are paid to our clients by their appointed solicitors.

We oversee our clients UK taxation matters

We are official tax agents fully registered with Her Majesty’s Revenue & Customs (HMRC), the UK’s tax authority, and we help our clients satisfy the increasingly stringent rental income tax laws in the UK by arranging for the preparation and submission of our clients yearly tax returns, all the while ensuring all available tax allowances are utilized to minimize or clear any tax liabilities.

We have been developing properties in the UK, particularly in London, since the early 2000’s and work regularly with some of our Nigerian clients on joint venture basis in developing suitable properties or vacant sites with the goal of achieving good returns when these are sold.
