The following are tips to purchasing or owning your dream house in Nigeria:
| |
1.
Upon determination of your desired property type and location. You should contact us as your agent to furnish you with the different properties and their prices that are available in the location you desire based on the available funds at your disposal. Pictures of such properties could be sent to you as required.
2.
We arrange an inspection\viewing of the most likely properties suited to your requirements, taking a detailed survey of the property condition, looking out for cracks, structural defects that the buyer may not be aware of.
3.
We help you to make a choice on the best property and make an offer to the owner or his agent at a low price to give room for negotiation. |
4.
Based on our knowledge of local market and the physical condition of the property we advice on the best price the property should be purchased for taking into consideration the prevailing economic conditions.
5.
We advice you re-inspect the property at night to ensure that you do not have anything such as night market located near the property as these could be a nuisance.
6.
After the above checks on the property and location, we get a counsel to conduct a search on the title documents to determine if any encumbrances exists on the property. |
7.
A completion date is fixed for both parties, for the exchange of documents and transfer instructions, after having agreed on a price.
8.
It is important for both parties especially the prospective buyer to ensure that his offer has been consented to in writing, by the vendor. This is to avoid “gazumping” whereby the vendor can change his mind probably because someone else is ready to pay a higher price. |
9.
The buyer will have to perfect the title or arrange for transfer of ownership in his name as soon as possible in the land registry department of the state. There are applicable fees to be paid in this regard and this document will confirm the buyer as bona-fide owner of the property he has purchased.
In letting your property we handle it in the following manner:
1.
When letting your property our team of surveyors inspects the property to ascertain if any repairs are needed and advise that the property be let in a tenantable condition.
2.
We advise on the market rental charge on the property and place a “TO LET” board on it. The property is advertised in the newspapers and introduced to a network of agents to enhance its exposure to the market.
3.
Enquiries are received from prospective tenants who are selected based on their income capacity, present job and other information. This we use to seek an appropriate tenant with the capability to pay rent and maintain the property.
4.
After the tenant selection is done, an offer letter is sent to the prospective tenant stating the terms of the lease and payment modes. Our counsel prepares an agreement, which is signed by both parties.
5.
An Inventory of the fixtures and fittings is taken in the presence of the tenant to ensure that he is aware of the present condition of the property which he should give up in the same condition upon expiration of his tenancy.
