Finding a tenant, negotiating an acceptable rent and obtaining financial references. |

Arranging the preparation of tenancy agreements acceptable to both parties. |

Collecting and holding the deposit except where the landlord accepts a waiver. |

Demanding the rent on the due dates, preparing a statement of account and remitting the rent to the landlord as agreed.

Upon receipt of notice to extend the tenancy, negotiating an acceptable rent to both parties. |

Upon receipt of a notice to terminate the tenancy, dealing with practical arrangements including arranging for the checking of the inventory, transferring the utilities into the Landlord's name, where possible, and collecting the keys.
