We ensure that tenants are properly selected. In such selection, it is important that the character of the prospective tenants be investigated carefully. Such factors to be considered include the stability of income, living habits & compatibility with existing tenants (for multi-tenanted properties).
When instructed to let, our brief generally covers the following:

Carrying out viewings with prospective tenants and advising on furnishings insurance and Tax matters.

Finding a tenant, negotiating an acceptable rent and obtaining financial references.
Arranging the preparation of tenancy agreements acceptable to both parties.
Collecting and holding the deposit except where the landlord accepts a waiver.

Demanding the rent on the due dates, preparing a statement of account and remitting the rent to the landlord as agreed.

Upon receipt of notice to extend the tenancy, negotiating an acceptable rent to both parties.
Upon receipt of a notice to terminate the tenancy, dealing with practical arrangements including arranging for the checking of the inventory, transferring the utilities into the Landlord's name, where possible, and collecting the keys.

Refunding the balance of the Deposit to the Tenant less any agreed charges for repairs, replacements and cleaning.
